No. An appraisal is performed by a licensed appraiser (often for a lender). A home valuation is a pricing opinion to help you make an informed listing decision.

How long does a valuation take?

Most valuations can be completed within 24–48 hours after I receive the property details and confirm any key updates or improvements.

What information do you need from me?

Your address, approximate square footage, bed/bath count, major updates (roof, HVAC, kitchen, baths), and any unique features or concerns.

Will you need to see the home in person?

Often, yes. A brief walkthrough helps confirm condition and features so the recommended range is as accurate as possible.

Does it cost anything?

No. The valuation is complimentary and there is no obligation to list.

What if I am not ready to sell yet?
